Where are you based and where do you operate geographically?
Our head office is based in the City of London, with advisors based across the UK. We operate nationwide. We also have a brand new office opening soon in Bournemouth.
What are the main issues impacting your local market?
One of the main issues facing many clients looking for bridging finance or development finance is the rising costs associated with building materials, clients also have to factor in contingencies for their projects, so they do not overrun on expenses.
The other main issue facing not only the local markets but national too, is that a lot of auction websites are becoming more available online and many agents are taking properties that are in high demand to sealed bids. Most recently, I helped a client acquire a property which we later found out had over 60+ sealed bids.
What challenges are you facing as a broker?
Today’s market is ever expanding and keeping up with all the new lenders and new products on the market is challenging but a must for every good broker. It really comes in handy when you need to tap into local knowledge to see the prices these properties are likely to go for, so you can best advise a buyer.
What are the main opportunities for brokers in your area and nationally?
With more people looking online for bridging finance, it is fast becoming a mainstream way to fund purchases, development projects and auction purchases. As a brokerage, Newable Finance has an established internet presence which is helpful for clients as the team are able to chat through cases with clients, provide advice and answer initial questions people may have when looking at property projects.
