Tell us about your business?

Positive Lending is a multi award winning master broker supporting intermediaries and IFA’s with specialist lending solutions for second charge mortgages, bridging, development, commercial and specialist residential & complex buy-to-let mortgages.

Where are you based and where do you operate geographically?

Our head office is based in Ringwood, I am based in Watford (Hertfordshire) and we have an account manager based in Manchester.

What are the main issues impacting your local market?

We support brokers nationwide and one of the big things we are seeing is a lack of housing stock. We are also seeing more clients affected by affordability, adverse and where the loan purpose isn’t deemed suitable.

What challenges are you facing as a broker?

Solicitors timescales, we have access to a strong and reliable panel where can obtain offers within a fraction of the time.

What are the main opportunities for brokers in your area and nationally?

Rate hikes, cost of living increasing and inflation, will all restrict consumer options for capital raising via traditional mortgage borrowing, we offer whole of market second charge mortgages with higher affordability, higher LTVs and loan purposes that are deemed unsuitable by mainstream lenders.

What could lenders do to help further your business?

Lenders sticking to their published SLA’s would prove for a much smoother customer journey.

As well as offering a fee-centric proposition with whole of market access, we also offer face-to-face visits providing product updates and specialist lending training sessions at a time and place that suits, helping brokers recognise current market opportunities within specialist lending.
