Most exclusive housing markets in England revealed to be far from London

Moverly, a digital upfront property pack provider, has debunked the common assumption that London’s prime areas are England’s most exclusive housing markets.

Instead, the research reveals unexpected regions that boast the highest level of exclusivity based on the smallest percentage of total dwelling stock available for sale.

Across England, 2.6% of all homes are currently listed for sale, equivalent to just over 640,000 homes within a total dwelling stock of around 25 million.

Moverly’s analysis shows that 46% of English counties have exclusivity levels higher than the national average.

Surprisingly, Tyne & Wear and the West Midlands emerged as the most exclusive markets, with only 1.8% of stock currently listed for sale.

West Yorkshire and South Yorkshire also ranked among the most exclusive areas, with current property market availability sitting at 1.9%.

Greater Manchester completes the top five most exclusive property markets in England, with just 2% of all homes currently available for purchase.

These findings challenge the conventional belief that London’s prestigious areas, such as Kensington & Chelsea, are the most exclusive in England’s housing market.

Instead, buyers seeking to join a truly exclusive neighbourhood should look further north.

Ed Molyneux, co-founder of Moverly, said: “Who would’ve guessed that Sunderland, Newcastle, Leeds, or Bradford are situated slap bang in the middle of England’s most exclusive housing markets?

“These unlikely contenders from the north are currently the most exclusive buying markets, making it difficult for homebuyers to find properties due to an overall lack of stock, even in cooling market conditions.”
