Hilco Real Estate Finance provided a £17.1m bridging loan to a London-based property developer to release equity from a mixed-use development featuring high-quality apartments and a commercial unit.
The loan was issued at a 64% loan-to-value (LTV) ratio with a 1-year term.
The funding enabled the borrower to buy out equity partners, allowing the developer to sell the remaining units with increased flexibility to maximise returns.
The loan was introduced by Voltaire Financial, led by co-founder James Thomlinson.

Thomlinson added: “This was a relatively unique transaction in that the proceeds of the inventory loan were used to take ownership of the entirety of the asset by exiting our client’s institutional JV partner, with development debt long since having been repaid.
