Slough, Epping Forest and Hastings lead in housebuilding completions, finds Paragon Bank

Slough, Epping Forest, and Hastings recorded the highest jumps in housebuilding completions in the UK for the year to March 2024, according to data from Paragon Bank’s Development Finance division.

241 local authorities experienced a decline in housebuilding, while 107 saw an increase.

Slough topped the list with a significant 1,500% increase compared to the previous year, completing 160 new homes.

Epping Forest followed with a 629% increase, adding 510 new homes, and Hastings saw a 300% increase with 80 homes completed during the same period.

Luton and Norwich ranked fourth and fifth in growth, with Luton achieving a 262% increase and 470 new homes built, while Norwich had a 260% increase with 180 homes completed. 

Overall, North Yorkshire saw the most new homes completed at 2,280, followed by Leeds (2,200) and Glasgow City (2,130).

Milton Keynes (1,980) and Wiltshire (1,970) completed the top five local authorities for new home deliveries.

London saw the largest drop of 30.2% to 14,620 homes, followed by Scotland’s decrease of 30% to 19,650 homes.

Other regions experiencing notable declines included Wales (-17.8%), Northern Ireland (-15.7%), and the South East (-15.5%).

Neal Moy, managing director of Paragon Bank Development Finance, said: “It’s interesting to see that the fastest growing local authorities in the UK are places in close proximity of the capital, showing that London and areas within close reach are continuing to prove popular.

“However, in terms of highest number of new homes built, cities and areas in the North and Midlands seem to be leading the charge, which demonstrates the growing popularity of some of the bustling cities in other parts of the UK.

“At Paragon, we’re seeing more and more developers looking at schemes in the Midlands and the North, as it’s proving to be a popular area for both residential schemes, but also purpose-built student accommodation and build-to-rent.”
