Homes England reports rise in housebuilding starts and completions

Homes England has reported that between 1st April and 30th September 2024, there were 15,682 new housing starts and 14,295 completions.

This marked an increase in both areas compared to the same period in 2023. 

There was a 12% increase in the percentage of starts on site for affordable homes compared to last year, as starts began to accelerate in the five-year programme.

Of the affordable homes started, 1,098 were for Affordable Rent (up 4%), 1,426 were for Intermediate Affordable Housing Schemes, including Shared Ownership and Rent to Buy (up 22%), and 2,002 were for Social Rent, reflecting a significant increase of 148%.

The tenure for an additional 8,547 affordable homes started remains to be confirmed, down 1% compared to the previous year.

Of the housing completions, 10,434 were for affordable homes, a 32% rise from the 7,929 affordable homes completed in the same period last year.

The Shared Ownership and Affordable Housing Programme (SOAHP) 2016-21 has delivered 135,962 affordable starts against a target of 130,000, but closed to new business in March 2024.

Among the completed affordable homes, 3,381 were for Affordable Rent (up 9%), 5,062 were for Intermediate Affordable Housing Schemes (up 63%), and 1,991 were for Social Rent (up 63%).

Peter Denton, chief executive at Homes England, said: “The statistics published today show a strong set of half-year results, reflecting the sector’s hard work and determination to build the new homes and communities the country needs.
