Landlords see benefits in possession grounds of Renters Rights Bill, survey finds

Landlords think the new possession grounds in the Renters Rights Bill could be beneficial, according to a recent survey by buy-to-let lender Landbay. 

Many landlords are worried about the proposed abolishment of section 21 ‘no fault’ evictions, but believe the new options may offset this change.

The survey revealed that nearly 40% of landlords found the expanded Section 8 possession grounds helpful, with 28% expressing the opposite view. 

These new grounds include mandatory provisions like occupation by the landlord or a family member, selling a residential property, and compliance with enforcement action.

One landlord said: “Tenants should be dealt with fairly. Landlords should respond in good time to genuine issues but they should however be allowed to deal with problem tenants swiftly and firmly.” 

Another landlord said: “I don’t believe in the abolition of section 21 as it will put a lot of financial pressure on landlords when a tenant does not pay rent and has to go down the lengthy process of section 8 to get a property back.”

The survey also showed that almost all landlords were aware of the new Bill, with only nine percent saying they were not informed about it.

“Good landlords far outweigh the bad and, despite a somewhat bumpy market at the moment, demand continues to outstrip supply.
