Aria Finance completes £31m Edinburgh bridging loan with Shawbrook

Aria Finance has completed a £31m bridging loan for a prime commercial development in Edinburgh—its largest to date since the 2022 merger of Enterprise Finance and Vantage Finance.

The funding package, arranged in partnership with Shawbrook, comprises a £28.6m bridging facility and an additional VAT bridge.

The complex transaction was structured by Shawbrook’s structured real estate team, led by director Piragash Sivanesan, and delivered by Joe Aston, sales and commercial director at Aria Finance.

Joe Aston said: “This deal represents a significant achievement for Aria Finance, highlighting our ability to deliver substantial funding solutions for large-scale property developments across the UK and cementing our position as a market leader in the specialist property finance sector.

“By working closely with our long-term trusted partner Shawbrook, we were able to deliver a highly complex funding structure that enables our client to proceed with a major development in one of Edinburgh’s most sought-after locations. It’s a fantastic example of how we navigate challenging financial situations to deliver outstanding results.”

Piragash Sivanesan added: “The complexity and scale of this commercial bridging loan with multiple stakeholders showcases our solution first Structured Real Estate capabilities. With tailored loan structuring and dedicated relationship management, we’ve been able to support the client with their ambitious regeneration project in Edinburgh city centre with a commercial bridge, one of the largest that the bank has ever completed.
