Loans Warehouse has welcomed a significant change in the processing of secured loans in Scotland, as brokers gain online access to title information via the Scottish Land Information Service (ScotLIS).
The move is expected to reduce both the cost and time required to complete second charge lending north of the border.
Historically, second charge brokers operating in Scotland faced additional costs and delays compared to their counterparts in England and Wales, with manual title searches often taking hours and incurring higher fees.
Loans Warehouse credits longstanding industry support from Allan McKendrick and the Wilson McKendrick team for helping brokers work through the challenges.
The introduction of digital title access via https://scotlis.ros.gov.uk/search allows brokers to retrieve property title information instantly for just £3 per search. Loans Warehouse believes the change could save brokers thousands of pounds every month and significantly speed up case turnaround times.
“This is progress we didn’t even have to fight for—and that’s refreshing,” said Matt Tristram, co-founder of Loans Warehouse. “The second charge industry has always been hungry for change, and it’s incredible to see technology naturally aligning with our needs.”
Several lenders on the Loans Warehouse panel are already using the new digital system, with others reviewing their internal processes to adopt the same approach. The business says it expects faster completions and an improved client experience as more brokers and lenders transition to the digital platform.
