Galashiels leads fastest-selling home sales as Scottish property market remains highly competitive

New analysis from leading Scottish property portal ESPC reveals that homes across Edinburgh, the Lothians, Fife and the Scottish Borders have continued to sell at remarkable speed in 2025, with 24 properties changing hands within just four days of hitting the market.

Edinburgh led the way with eight of the fastest sales, followed closely by the Borders and East Lothian with six each, and Midlothian with four. ESPC said the figures reflect strong demand not just in the capital but in surrounding areas, particularly where buyers are looking for more space or better affordability.

The two fastest transactions were in Galashiels, where adjacent one-bedroom flats on neighbouring streets sold for £35,000 and £70,500 respectively, each within a day of listing.

“These results underline the continued strength of the property market in both urban and more rural locations,” said an ESPC spokesperson. “Homes that are well-priced and marketed effectively are being snapped up almost immediately.”

Of the 24 properties sold within four days, there was a near-even split between flats (12) and houses (11), alongside one retirement property. ESPC noted this suggests strong demand across a range of buyer types, from downsizers and first-time buyers to families seeking more space.

The return to city living was evident, with flats in Edinburgh selling rapidly, likely fuelled by shifting post-pandemic lifestyles and renewed interest in urban amenities. Meanwhile, houses were the fastest sellers in areas like East Lothian and Midlothian, which continue to attract buyers looking for gardens and extra space.

The average sale price across the list was £218,025, with values ranging from £35,000 to £415,000. Most of the properties (17 out of 24) were listed at “Offers Over,” and the average percentage of Home Report valuation achieved was 103.7%, with one home reaching 111%.

“This data shows that well-presented and realistically priced homes not only sell fast but achieve strong prices too,” ESPC said. “It’s a competitive market, and sellers who adopt the right strategy can expect swift results. For buyers, speed and preparation are crucial.”
