Regeneration work has started at the Bath Press site, with 250 homes planned after City & Country secured £32.5m development finance from Paragon Bank.
The 5.3-acre brownfield site on Lower Bristol Road was once home to the Pitman Press printing works.
The scheme will keep the original Bath Press façade and deliver a mix of apartments, houses and commercial units.
The first houses are due to finish from winter 2026, with the full scheme set to complete in phases over the next four years.
Residents will have access to local amenities such as cafés, a gym and riverside footpath at Bath Western Riverside, and Bath Spa railway station is just over a mile away with direct trains to both Bristol and London.
Paragon’s funding supported both the site purchase and the first phase of development, which will include 134 apartments (nine of which are affordable) and 12 houses.
The deal was led by James Helmore, relationship director at Paragon Bank, and Megan Andreou, portfolio manager at Paragon Bank.
