Pluto Finance backs £8.9m Welsh housing schemes with WPP-funded loans

Pluto Finance has completed two residential development loans in Wales totalling £8.9m, marking its first use of WPP funding to support new housing schemes in the region. The loans will enable the delivery of 56 energy-efficient homes across Ceredigion and Pembrokeshire, with both schemes developed by Obsidian Homes.

The first loan of £4.35m supports the initial phase of a 37-home scheme in Llanarth, Ceredigion. Phase One will deliver 16 open-market homes and five affordable units. The affordable homes will be sold at 70% of market value to eligible local buyers, including key workers. Phase Two is expected to follow, with a further 14 open-market homes and two affordable units, once sales from Phase One have progressed.

The second facility, a £4.57m loan, funds a site in Kilgetty, Pembrokeshire. The development includes 15 open-market homes and four affordable apartments, the latter to be acquired by the local council. Pluto completed the transaction within two weeks of credit approval.

Both schemes aim to address local housing need and have the support of local councils. The homes feature timber-frame construction, EPC A ratings, PV panels and low-carbon heating systems. According to the developer, lifetime carbon reductions could reach 92%. Construction is underway, with completions expected in approximately 18 months and an additional six months for sales. Two homes have already been reserved ahead of formal marketing.
