Homes with a sea view cost on average £88,106 more than those without, according to research from Rightmove.
This works out as a 32% premium across Great Britain.
The average asking price for a home with a sea view was £363,181, compared to £275,074 for coastal properties without a view.
The East Midlands had the highest price premium at 68%, with homes with a sea view averaging £428,330.
The South West followed with a 44% premium, while Scotland was close behind at 43%.
Torbay in Devon had the highest number of homes listed with a sea view.
Other areas with the most sea view properties included Bournemouth, Cornwall, Isle of Wight, Hastings, Folkstone, Brighton, Thanet, Tendring and North Yorkshire.
By region, average asking prices for non-sea view properties and those with sea views were as follows: North East £180,258 and £231,194 (28% premium), Yorkshire and The Humber £152,151 and £193,711 (27%), North West £159,322 and £201,292 (26%), East of England £242,443 and £305,264 (25%), Wales £240,017 and £298,824 (24%), and South East £300,612 and £367,209 (22%).
Colleen Babcock, property expert at Rightmove, said: “Sea views have always been a highly sought-after feature for homebuyers, and our latest research highlights just how much more people are willing to pay for one.
“The East Midlands claims top spot as the region with the highest price premium for homes with a sea view at 68%, compared to homes with a sea view in the South East which has a much lower sea view premium of 22%.
“A contributing factor for this difference could be the exclusivity of properties with a sea view in these areas.”
Mary-Lou Press, president at NAEA Propertymark, said: “This is encouraging news for those who own seaside properties, as their homes carry significant value.
“The surge in people working remotely since the pandemic has no doubt resulted in an increase in demand for properties with seaside views.
“However, the price premium added to seaside homes is determined by many variables like location, the quality of the view, and the overall appeal of the area.”
Press added: “Although a sea view can be a sought-after and valuable feature, it’s important to be aware of the elements that affect its value.
“Conducting thorough research on the specific market is crucial before making any purchasing decisions.”
