SevenCapital and Mark Capital Management progress with £500m Kensington development

SevenCapital and Mark Capital Management have pressed ahead with construction at 100 Kensington, a £500m residential-led development in Kensington and Chelsea. 

The scheme will deliver 462 homes, including 276 market sale apartments and 186 affordable units. 

Completion is expected in early 2027, with phased handovers starting at the end of 2026.

The site covers 1.7 hectares and features seven new buildings set around a central podium garden. 

The tallest building is a 29-storey residential tower, which will be the highest in the borough. 

Topping out is expected by late 2025 or early 2026.

The 29-storey tower will provide 129 market sale apartments, including two duplex penthouses. 

Its façade will feature stone-like materials, chamfered full height windows, Juliet balconies and aluminium panels for ventilation and shading.

Additionally, there will be three mansion buildings, each between 12 and 14 storeys, inspired by Victorian and Edwardian architecture. 

Two of these will provide 116 market sale apartments, and a 12-storey stepped tower will add 31 more. 

A third mansion building and another stepped block will deliver 186 affordable homes managed by Notting Hill Genesis.

A community leisure centre will include a gym, 20-metre swimming pool and fitness studios for residents at a subsidised rate. 

The podium will house a residents’ lounge with cinema screen. 

There will also be commercial office and retail space fronting the entrance plaza.

The podium garden, planned by IDP, will feature a single-storey pavilion for events and cinema screenings. 

Rooftop gardens are included on the mansion buildings, while the stepped tower has terrace space on the 7th and 12th floors.

The vertical village will provide elevated homes with gardens, terraces and leisure facilities above ground level.
