Unex Group and Greencore Homes have agreed a joint venture to build up to 123 new homes at Fitzroy Paddocks in Newmarket.
The 3.6 hectare site sits east of the town centre, between the high street and the racecourse.
The plan is to deliver a mixed-use scheme, using the current outline planning consent.
It includes up to 123 homes, a convenience store and stable facilities.
The housing will be tenure blind and policy compliant, aimed at meeting local housing needs.
Greencore Homes will use its closed timber frame panel system for the build, aiming for better than net zero carbon emissions and high energy efficiency to lower residents’ bills.
The detailed plans will also focus on landscape, nature and wildlife.
Next to the new homes, Unex will refurbish the historic Queensbury Lodge, Cottage and Stables, and the former White Lion pub.
The aim is to support the high street’s revitalisation, blending restored heritage buildings with new homes at the gateway to the town centre.
Gbolade Design Studio have been appointed as architects to lead the reserved matters planning application, which will be submitted to West Suffolk Council in the coming months.
Unex and Greencore have set up an agreement where Unex will keep the new convenience store and some homes, ensuring both parties have a stake in the scheme’s success.
