Coventry research shows landlords more confident using brokers for limited company BTL

More than half of landlords planning to incorporate to a limited company BTL structure feel ‘very confident’ using a mortgage broker, compared to just 20% of those going direct to a lender, according to new research from Coventry for intermediaries.

The data, released in Coventry’s new report The broker’s guide to limited company BTL mortgages, underlines the importance of broker support when navigating the complexities of incorporation.

Landlords identified tax implications (32%), long-term benefits (31%) and the process of transferring properties (30%) as the top areas where they want more clarity.

The research also found that 40% of landlords value a broker’s mortgage-specific expertise above simply securing the cheapest deal (37%), highlighting the demand for informed, tailored advice.

In addition, one third (33%) of landlords said they want their broker to understand their wider financial goals and offer related advice.

Seventy per cent of brokers have reported a rise in clients enquiring about limited company BTL.

However, confidence among less experienced brokers remains low, with only one in seven handling 1–5 cases a year feeling fully prepared to support landlords making the switch.

Jonathan Stinton, head of intermediary relationships at Coventry for intermediaries, said: “Incorporating a BTL portfolio can be complex and, at times, overwhelming, with landlords facing challenges around tax, legal structure, and transferring properties.

“Our research shows landlords are looking for clarity and expert advice, not just the cheapest deal, to help them make informed and confident decisions.

“Brokers play a vital role in simplifying this journey. By offering tailored guidance and demystifying the process of incorporation, they can reassure clients at every step.

“This is a real opportunity for brokers to position themselves as trusted partners, reduce client stress, and build long-term relationships in a growing market.”
