Morris Homes receives planning permission for 290-home Melton Mowbray scheme

Morris Homes has received planning permission from Melton Borough Council to build 290 homes at Sysonby Farm in Melton Mowbray.

The site will be located off the Melton Mowbray Distributor Road with access from Nottingham Road.

The project will deliver a mix of two, three and four-bedroom properties, aimed at first-time buyers, families and downsizers.

Construction is expected to start in spring 2026.

The site will include large areas of greenspace, retained trees and hedgerows, and a multi-use play area for residents and visitors.

The homes will be developed close to the Grade II listed Sysonby Hunting Lodge, with the design intended to respect its setting.

Plans for a new primary school and local centre are also included, but these will need separate planning approval and will be delivered later by third parties.

Joanne McGarvey, sales director at Morris Homes, said: “It’s fantastic that we’ve been given the go ahead on this exciting new development at Sysonby Farm.

“Our aim is to create a beautiful neighbourhood and vibrant community which can be enjoyed by people from all walks of life.

“Melton Mowbray has such a rich offering for residents. It is a thriving market town with fantastic heritage and local amenities, all while being surrounded by the stunning Leicestershire countryside. We’re excited to start on site and bring our vision to life.”
