Yarmouth Harbour tops list for marina house price premiums at 61%

The latest research from eXp UK has found that living close to some of the nation’s most idyllic marinas comes at a significant cost, with Yarmouth Harbour topping the list for the highest house price premium in the country at 61.3%.

eXp UK analysed housing markets surrounding 21 of the UK’s most picturesque marinas to assess how much more homebuyers can expect to pay compared with the wider local authority.

Across all locations studied, the average property price near a marina stands at ÂŁ302,691, which is 12.7% above the current UK average of ÂŁ268,652.

Yarmouth Harbour on the Isle of Wight leads the list, where the average property price within the PO41 postcode is ÂŁ455,743, a 61.3% uplift compared with the wider Isle of Wight.

Lymington Yacht Haven in the New Forest ranks second, with homes averaging £596,957 – a 44.7% premium.

Ardglass Marina in Newry Mourne and Down comes third at 33.2%, followed by Portsmouth’s Port Solent Marina at 32.5% and Cornwall’s Port Pendennis Marina at 30.8%.

At the opposite end of the scale, buyers can find savings at Wick Marina in the Highlands, where homes are 54.4% cheaper than the wider local authority.

Portland Marina in Dorset offers a 30.4% discount, while Weymouth Harbour and Stornoway Marina are 21.6% and 21.3% below their respective local averages. Poole Quay Boat Haven also sits 4.4% lower.

“The good news is that there are still pockets where buyers can enjoy the same lifestyle without paying over the odds, proving that coastal and marina living can be accessible to a broader range of budgets.”
