Hampshire Trust Bank (HTB) has completed a £17.1m facility to refinance land for the next phase of a regeneration scheme in Luton.
The project will deliver more than 500 new homes, plus commercial, retail and leisure space, as part of a wider multi-phase masterplan.
Planning consent has already been granted, with phase two set to provide 592 residential units across three tower blocks and a 260-space car park.
The developer is seeking amendments to increase the height of two towers and convert the car park into a multi-storey facility.
The facility, structured with SHC Capital, refinances the developer’s existing land loan and prepares the site for development before construction starts, which is expected in 2026.
The borrower structure includes overseas investors and the transaction required detailed structuring due to the scale and planning framework.
