Inspired Lending has completed its first loan in Scotland, providing a £360,000 facility to an experienced property investor.
The finance was arranged through a broker to help the borrower release equity from their portfolio of residential and commercial properties.
The capital raised will fund the purchase of a site in Dumfries with outline planning permission for a mixed-use development. The land was secured at auction and required a short-term funding solution to complete.
Security for the loan was structured through first and second charges on two residential investment properties in Glasgow and Dumfries, alongside a third-party legal charge.
Repayment is scheduled from the sale of another commercial property in the borrower’s portfolio, which is currently on the market.
Gavin Diamond, chief executive officer of Inspired Lending, said: “We’re pleased to support this case and mark our first completed loan in Scotland.
“This was a time-sensitive deal involving multiple securities and a third-party legal charge, but the borrowers had a clear strategy and strong existing portfolio.
“It’s an excellent example of how we work with experienced clients to structure capital raising solutions that are fast, flexible and grounded in the real value of their portfolio.”
