Homes England has provided a £7m loan from the Home Building Fund to Forge New Homes to build 58 homes at Welbeck Gardens in Bolsover, Derbyshire.
The development will include a mix of three- and four-bedroom homes, with some available as affordable housing.
The site is designed to be family-friendly, with green spaces and good access to shops, cafes and schools.
The Home Building Fund supports small and medium-sized housebuilders who may struggle to get traditional finance, aiming to speed up housing delivery and help create strong communities.

“Welbeck Gardens is a prime example of how we are working with partners like Forge New Homes to support the SME housebuilders that are crucial to building a diverse and resilient housing sector.”
