Two-bed homes sell fastest, as larger properties lag behind – Outra

Two-bed homes are going under offer the fastest, while larger properties are taking longer to sell, research from Outra found. 

Across the UK, two and three-bedroom homes reached ‘sold subject to contract’ (SSTC) in an average of 55 days. 

Six-bedroom homes took around 77 days before a deal was agreed.

Smaller units like studios and one-bedroom flats did not sell as quickly as expected, taking on average 65 days. 

Family-sized semi-detached homes usually took 52 to 60 days.

Simon Dawson, chief revenue officer at Outra, said: “The speed at which homes are going under offer tells us a lot about how the market is really moving. 

“For sellers, understanding how quickly different types of properties are likely to attract a buyer can make the process far less stressful. 

“The right data helps set realistic expectations, reduces uncertainty, and gives homeowners the confidence to make better-informed decisions about their next move.”

In the first half of 2025, homes took about 65% as long to go under offer compared to 2022. 

In 2022, detached homes with four or more bedrooms took 95 days to SSTC, dropping to 54 days in 2025. 

Smaller detached homes (two to three bedrooms) went from 82 days to 51. 

Large flats (two or more bedrooms) dropped from 72 days to 46, and small flats (studios and one-beds) from 79 to 48. 

Semi-detached and terraced homes also sold faster, with small terraced homes taking 41 days in 2025, down from 63 in 2022.

The research also found that Greater London had the lowest days to SSTC in England. 

Scotland had the quickest sales, with new listings averaging 38 days. 

Wales was slower, nearing 70 days to SSTC.
