Bentry Capital acquires Irwell Gardens for £12m Salford scheme

Bentry Capital has acquired Irwell Gardens in Salford for £12m, with plans to deliver 100 townhouses and 100 apartments in a new waterfront development. 

The scheme has a gross development value (GDV) of £80m, adding to Bentry Capital’s £500m GDV residential portfolio across the UK.

The 3-acre site, off Regatta Street and fronting the River Irwell, has planning permission for the first phase of 50 three- and four-bedroom townhouses. 

A second phase for 50 more houses and 100 apartments will be submitted for planning next year. 

Each townhouse will have a private garden, with prices starting from around £395,000. 

The homes will be linked by landscaped gardens and a riverside pathway.

Construction will be led by Mellior Group, the in-house construction arm, with phase one to begin in Q1 2026 and take 18 months to complete. 

Mellior Group will also apply for planning and deliver phase two, which will have a two-year build programme once approved. 

Sales for phase one are due to start in the second half of 2026, with Savills as the preferred sales partner.
