Manchester City Council approved plans from Kellen Homes and Great Places Housing Association for 498 homes near Etihad Campus.
Euan Kellie Property Solutions submitted the scheme, which will turn the Riverpark Trading Estate site into a mixed-tenure neighbourhood with apartments, houses, green spaces and better links to the area.
The project will deliver 277 apartments in five buildings, plus 221 houses of various sizes.
Plans include car and cycle parking, landscaping, a children’s play area and upgrades to Riverpark Road.
43% of the homes will be affordable, which is more than double the council’s policy.
The rest will be private rented sector housing, offering a range of tenures in the area.
Construction will start early next year, with the first homes to be finished later in 2026.
