Savills secures planning approval for major urban extension in Hertfordshire

Savills has secured outline planning approval for a major residential-led urban extension on land south of Berkhamsted, Hertfordshire.

Dacorum Borough Council granted approval on behalf of Taylor Wimpey.

The scheme will see 742 new homes built, with 40% set as affordable.

The homes will be net zero carbon ready and the development will not use fossil fuels.

Over 9 hectares of open space and green infrastructure are planned.

The project also includes a new local centre with a medical centre, primary school, retail space, community building and nursery.

Recreational facilities will feature a sports hub with a 3G pitch, four padel courts, a multi-use games area, and a pavilion building with parking.

Approximately £15m will be invested into infrastructure for on-site and off-site highway works.

The planning process included consultation with the local planning authority, Historic England, Hertfordshire County Council highways and education, and the lead local flood authority.

Jonathan Pillow, strategic land project director at Taylor Wimpey, said: “Taylor Wimpey are delighted to have responded positively to the call for housing delivery from the Government by working proactively with the council and wider stakeholders to deliver this important green belt site.

“We look forward to delivering all the benefits it brings for the local community.”

Jane Barnett, director in the planning team at Savills, said: “We are really pleased to have steered this project through a complex planning process.

“The site will make a substantial contribution to the borough’s housing needs, alongside delivering significant social and environmental benefits.

“We look forward to seeing the project progress as the team works on the next stages.”

Enya MacLiam Roberts, associate director in the planning team at Savills, said: “A thorough consultation within fast timescales to achieve the results.”
