Savills secures trio of co-living planning permissions across London

Savills planning secured planning permission for three co-living schemes in London, delivering 667 units. 

The projects are Clarendon House in Watford, The Oval in Bethnal Green, and Electric Works in Woolwich.

Clarendon House, led by Re:shape and IHG Homes, will bring 210 co-living rooms to a brownfield site near Watford Junction Station. 

35% of rooms will be offered at discount market rent. 

The Oval site in Bethnal Green, for Re:shape, will deliver 222 co-living rooms and 24 socially rented homes, including 17 family-sized units. 

The scheme combines co-living and conventional accommodation.

Electric Works in Woolwich, for Re:shape, will redevelop a brownfield site in Greenwich with 425 co-living rooms, 930 student accommodation units, and 93 affordable homes. 

The plan includes commercial space, a nursery, community space, and market pound storage. 

Six blocks will be built, up to 23 storeys. 

Savills economics and residential research teams supported the planning applications. 

Matthew Gibbs, director in the London planning team at Savills, said: “These schemes demonstrate how a mix of residential typologies can provide a meaningful addition to borough housing targets. 

“In all instances the provision of significant affordable housing numbers alongside co-living and/or student bedrooms has meant that boroughs have embraced alternative forms of residential accommodation when ordinarily there might have been (and probably still is) resistance. 

“Pre-application discussions are on-going with two other London boroughs in respect of further co-living led schemes.”
