Watford, St Albans and Stevenage top BTR hotspots for 2026 – GAA Living

GAA Living has published a new report into the Hertfordshire rental and build-to-rent (BTR) market, highlighting Watford, St Albans and Stevenage as key areas for investors in 2026 and beyond. 

Watford, St Albans and Stevenage were picked out for investment potential due to fast rail links into London and ongoing regeneration. 

Hemel Hempstead, Welwyn Garden City and Hatfield were also noted for strong rental demand and growing employment hubs.

Watford was highlighted as a business and retail centre which has kept up with housing delivery despite rapid population growth. 

St Albans offers historic character, top schools and high rental values, with upper-quartile rents above £1,800 a month.

“Driven by strong demand fundamentals, regeneration activity and its strategic position within the UK’s Innovation Corridor, it’s a destination that demands attention from investors seeking stable long-term value.”
