Ceta has launched four rent guarantee products for intermediaries, as landlords face increased income risk following the introduction of the Renters’ Rights Act 2025.

The new products include 12- and 18-month cover options, each available with either zero or two months’ excess, with premiums starting from £110.

All policies are underwritten by Addept and include up to £50,000 of legal expenses cover.

Ceta said the launch responds to changes in the rental market, with median possession times rising to 27 weeks and landlords facing at least four months of lost rental income before Section 8 proceedings can begin.

Claims durations are forecast to increase by between 75% and 100%, with legal expenses volumes expected to rise by up to 200%.

The firm added that demand for protection is increasing, with 76% of landlords more likely to seek cover as a result of the legislative changes.

“Standard 6-month cover is no longer sufficient; cover of 12-18 months is more aligned to the current possession timelines facing landlords, because of the potential for longer arrear thresholds and significant court delays.
