Homeowners across Britain are choosing to renovate rather than move, with rising costs and affordability pressures driving the trend, according to findings from Smart Energy GB.
Data found that 75% of homeowners have considered adapting or improving their current home, while only 22% would prefer to relocate.
Homeowners estimate they save an average of £22,106 by renovating instead of moving, and 58% think improving their property is more economical.
Demand for kitchen renovations increased by 19% over the past year, according to the UK Renovation Nation Report 2026, while bathroom renovation demand went up by 8%.
RG Law reported a 7% rise in remortgage instructions during 2026, as more homeowners look at refinancing to fund extensions, renovations and energy-efficiency upgrades.
Adam Bainbridge, associate sales manager at RG Law, said: “Homeowners are becoming increasingly pragmatic about their property decisions.
“Many clients are taking a long-term view of their home and looking at how they can maximise its potential rather than automatically considering a move.
“We are seeing growing numbers of homeowners exploring remortgaging as a way to access funds for renovation projects, extensions and energy-efficiency improvements.”
Bainbridge added: “For many, it offers a practical route to improving their property while remaining in a location they already know and enjoy.
“Energy efficiency is becoming an increasingly important consideration for homeowners.
“Many renovation projects are no longer purely cosmetic; they are about future-proofing a property, reducing household bills and improving overall comfort.”
He said: “For homeowners considering significant improvements, seeking professional advice early can help them understand the refinancing options available and ensure projects are funded in the most effective and affordable way possible.”
