Edinburgh postcodes top Scotland’s list for £1m plus property sales, analysis finds

Data from The Property Buying Company showed that EH10 in the City of Edinburgh saw the highest number of £1m plus residential property sales in Scotland for 2025 to 2026, with 37 sales.
EH3 ranked second with 34, followed by EH9 with 33.
Outside Edinburgh, EH39 in East Lothian recorded 21 high-value sales.
Across Scotland, 392 homes sold for more than £1m in 2025 to 2026.
The City of Edinburgh accounted for 204 of these sales, followed by East Lothian with 36 and Glasgow City with 33.
Seven local authorities saw no sales of high-value homes during this period.
South Lanarkshire had the highest percentage increase in high-value sales compared to 2022-23, rising by 112% from 8 to 17.
The average house price in South Lanarkshire increased by 3.3% from March 2025 to March 2026, above the Scotland-wide rise of 1.6%.
The total value of £1m plus property sales in Scotland reached £556.58m in 2025 to 2026.
The City of Edinburgh generated £290.30m, East Lothian £52.50m, and Glasgow City £47.24m.
Karl McArdle, co-founder of The Property Buying Company, said: “These figures provide an interesting snapshot of where Scotland’s highest-value property transactions are taking place.
“While activity remains heavily concentrated in Edinburgh, a number of other local authorities are also seeing notable levels of £1 million-plus sales, demonstrating the broad appeal of Scotland’s premium housing market.”
