London luxury home sales jump 79% as billionaire buyers return, study finds
Beauchamp Estates' latest 'Billionaire Buyers in London' survey found 34 ultra-prime homes were sold between January and June, with a combined value of £1.24bn.
Sales of London homes worth more than £15m increased sharply during the first half of 2026, driven by demand from wealthy buyers in the US and the Middle East, according to research from Beauchamp Estates.
The estate agency’s latest ‘Billionaire Buyers in London’ survey found 34 ultra-prime homes were sold between January and June, with a combined value of £1.24bn.
This represents a 79% increase in sales value compared with the same period last year, when 27 properties worth £694.1m changed hands.
The average sale price also increased from £25.7m in the first half of 2025 to £36.5m in the first six months of 2026.
Freehold houses accounted for the majority of activity, with 24 sales generating £977m, while eight apartments worth a combined £197m were sold.
Beauchamp Estates said American buyers now account for 30% of all £15m-plus transactions in prime central London, up from 20% at the end of 2025, while buyers from the Gulf represent a further 25%.
Together, the two groups accounted for 55% of ultra-prime sales, purchasing around £682m of property during the six-month period.
Belgravia recorded the highest number of £15m-plus transactions, with nine sales, followed by St John’s Wood and Chelsea with five each.
The largest deal was the £275m sale of Providence House in Chelsea, followed by The Holme in Regent’s Park, which sold for £195m.
Jeremy Gee, managing director at Beauchamp Estates, said: “London’s ultra-prime residential market has rebounded strongly during 2026 with 34 deals for homes valued above £15 million, equating to £1.24 billion worth of property sold.
“London’s luxury homes market is being driven by American and Middle Eastern buyers who account for 55% of all the sales, purchasing a staggering £682 million worth of property in just six months.
“The London real estate market has benefitted from the booming American economy and AI/tech sector and the ongoing US-Iran-Israel war in the Middle East which has led to a significant flight of capital from the Gulf states into the London real estate market. Beauchamp Estates has had an extremely busy start to 2026, especially with clients from the USA and Gulf.
“Since April 2026 we have done five big deals, all with American buyers who have wanted homes in London’s best addresses.”
