Nottingham letting agents are handling the highest number of available rental listings in Britain, according to Propoly’s latest research.
On average, each agency in the city had 31.4 available lets, more than double the average of 13.1 across 21 major British cities.
The research analysed market data for July 2026, with 3,078 available rental listings and 98 letting agencies in Nottingham.
Newcastle was second with 23.5 listings per agency, followed by Aberdeen with 18.2, Birmingham with 17.2 and Leeds with 16.5.
Plymouth had 15.6 available lets per agency, while Bournemouth, Leicester and Portsmouth each averaged between 15.1 and 15.3. Sheffield, Southampton, Liverpool and Bristol all sat near the national average.
London and Cardiff both recorded 12.2 available lets per agency.
London had the largest volume of rental properties, at 33,473, spread across 2,744 agencies.
Manchester sat below the average with 10 listings per agency.
Sunderland, Swansea, Glasgow and Newport made up the lower end, with Newport recording the lowest activity at 6.8 lets per agent.
Sim Sekhon, group CEO at Propoly, said: “The volume of rental stock that letting agents are managing varies dramatically across the country and that creates very different operational challenges from one market to the next.
“For agencies handling a high number of available properties, efficiency becomes increasingly important.
“As workloads grow, having the right systems and processes in place can make a significant difference to how quickly properties are marketed, enquiries are managed and tenancies progress.”
Sekhon added: “What these figures highlight is that there isn’t a one-size-fits-all approach to running a successful lettings business.
“Local market conditions, levels of competition and the volume of stock all influence how agencies operate, making it more important than ever that agents have technology that helps them adapt, streamline day-to-day operations and deliver a consistently high standard of service.”
