Sage Homes reported improved operating margins and customer satisfaction in its results for the year ended 31st December 2025.

The affordable housing provider delivered more than 20,000 homes between 2017 and the end of 2025. 

This increased to 21,412 homes by April 2026.

Customer satisfaction among Sage Homes RP’s affordable and social rent residents reached 81%.

Sage Rented’s affordable rent customer satisfaction rose from 67% in 2024 to 71% in 2025.

Sage Homes RP’s net operating income margin increased from 44.3% to 52%, while customer arrears fell from 2% to 1.8%.

Sage Rented’s margin rose from 40.6% to 42.4%, while customer arrears fell by one percentage point.

More than 98% of Sage Homes properties had an energy performance certificate (EPC) rating of A or B.

Operational carbon emissions fell by 24%.

Elizabeth Froude, chief executive at Sage Homes, said: “Two years after bringing housing management services in-house, we are seeing the difference this is making for customers and colleagues, with stronger service delivery supported by high occupancy levels, efficient lettings, low arrears and improved customer satisfaction.

“We continue to invest in our repairs service, with our directly employed team forecast to complete around 5,700 repairs this year, more than double the number completed in 2025.

“By self-delivering around a quarter of all repairs in 2026, we are increasing our control over service quality and responsiveness, helping us achieve better outcomes for customers.”

Froude added: “Operational progress has been underpinned by our continued financial strength and resilience, which were reaffirmed by our latest G1/V2 grading from the Regulator of Social Housing.

“We are also proud to be playing a wider role in the sector, working with partners to support the delivery and long-term management of affordable homes. 

“Over the past year, this included supporting the establishment of Sparrow, with the successful management handover to its new team, and completing transfers to northern housing association Vico Homes to support its growth ambitions.”
