STB Real Estate Finance provides £13m loan for Vita Group Birmingham scheme
The finance will support the developer as it moves forward with repositioning the site at The Axis, 10 Holliday Street.

Secure Trust Bank (STB) Real Estate Finance has provided a £13m loan facility for Vita Group, secured against part of The Goods Station in Birmingham.
The finance will support the developer as it moves forward with repositioning the site at The Axis, 10 Holliday Street, located 600 metres from Birmingham New Street Station.
The location sits between the city centre and the Westside district and forms part of the wider regeneration plans set out under the draft Central Birmingham Framework 2040.
Vita Group purchased the cleared site in 2023.
Full planning consent was granted in November 2025 for a mixed-use scheme that includes 990 homes across three blocks, a 221-bed aparthotel, a 720-bed purpose-built student accommodation (PBSA) block and one acre of public square and public realm.
Building heights will reach up to 49 storeys and step down in an anticlockwise spiral to 10 storeys around a central public space, designed to maximise daylight and integrate with surrounding buildings.
The loan facility needed careful structuring due to the complexity of the site, phased disposal strategy and market volatility.
Several conditions were agreed to allow drawdown, which completed six weeks after sanction, ensuring risk mitigation for all parties.

Feasey said: “This was a complex transaction involving a prominent city-centre site and a phased strategy against a challenging market backdrop.

“The Goods Station occupies a great position in the second city, with full planning consent in place for a high-quality mixed-use development.”
