ValPal has introduced a new feature allowing homeowners to share what they believe their property is worth before speaking to an estate agent.

The new Homeowner Valuation Feedback tool enables sellers to provide their own valuation using a slider after receiving an online estimate, alongside comments explaining the factors they believe add value to their property.

The information is then sent directly to the estate agent with the valuation enquiry.

ValPal said the feature is designed to give agents greater insight into a seller’s expectations ahead of a market appraisal, helping to improve conversations around pricing in a market where buyers remain price-sensitive.

“This feature gives homeowners the opportunity to tell that story before the first conversation with an agent takes place.

“Whether those factors ultimately influence the valuation is a matter for professional judgement, but at least the conversation begins with a much clearer understanding of the seller’s expectations rather than assumptions on either side.”

He added: “Technology is very good at analysing data. Homeowners are very good at understanding what makes their home special. Estate agents bring professional judgement, local market knowledge and experience.
