Land listings increase by average 44% a month, LandSale data shows

The number of land-only listings coming to market increased by an average of 44.1% a month between February and July 2026, according to LandSale, with the South West recording the strongest regional growth.

The number of land-only listings coming to market across England increased by an average of 44.1% a month between February and July 2026, according to data from LandSale.

The analysis tracked new land-only listings added to the platform over the period and calculated the average monthly change across the five intervals between February and July.

New listings increased by 46.6% between February and March before growth slowed to 3.9% between March and April. Activity then accelerated sharply, with listings rising by 97% between April and May, followed by increases of 51.7% between May and June and 21.2% between June and July.

The South West recorded the largest average monthly increase at 76%, followed by the North West at 63.5%. The North East recorded 51.4%, Yorkshire & Humber 50.6%, London 49.1% and the West Midlands 46.9%.

“What stands out from the data is that the increase has not been confined to one part of the country. The pace of change varies considerably from region to region and from month to month, but the overall direction across England has been one of significantly increased listing activity.

“For landowners and prospective buyers alike, having visibility of what is coming to market is increasingly important as the volume and range of land opportunities changes.”
