Santander brings back sub-4% fixed rates for home movers as part of broad mortgage repricing

Santander has announced a wide-ranging reprice across its mortgage range, with changes taking effect from Thursday 17th April.

The move includes the return of sub-4% fixed rates for home movers and reductions of up to 0.21% across key product segments.

The headline changes see home mover products now starting at 3.97% for a 2-year fixed rate and 3.99% for a 3-year fixed rate, both at 60% LTV with a £999 fee.

First-time buyer fixed rates will fall by up to 0.17%, while home mover fixed rates drop by up to 0.13%.

Most 2-year remortgage rates will reduce by up to 0.18%, and selected 5-year remortgage deals by up to 0.12%.

New build pricing also sees notable changes. Santander is reducing all first-time buyer new build 3-year fixed rates by up to 0.21%, and some home mover equivalents by up to 0.09%.

Buy-to-let customers will benefit from reductions of up to 0.11% on all 2-year purchase fixed rates and up to 0.16% on all 2-year BTL remortgage fixed rates. Selected 5-year BTL deals will also fall by up to 0.10%.

On the product transfer side, residential fixed rates will be reduced by up to 0.18% and BTL fixed rates by up to 0.16%.

There are no changes to large loan or tracker ranges.

Santander reminded brokers that its first-time buyer and home mover product ranges are separate. In cases where applicants are a mix of both, the home mover should be listed as applicant one in Introducer Internet to ensure the correct product options are displayed.

Completion deadlines have also been rolled on by one month. For new purchases, the deadline is now 31st October 2025; for remortgages, 4th November 2025; and for product transfers, 5th September 2025.
