Avocado Property records highest ever monthly turnover

Avocado Property has posted its best financial quarter to date, with March 2025 delivering its highest monthly turnover since launch.

The estate agency brokerage revealed that several self-employed partner agents earned more than £60,000 in a month, and one agent was close to £80,000.

This is higher than the annual salary of many traditional estate agents.

Ian Macbeth (pictured), founder and managing partner at Avocado Property, said: “It was a phenomenal quarter for the brokerage.

“And it wasn’t just a flash in the pan – many of our agents followed up big months with back-to-back performances.

“This is a signal of sustained success, not short-term spikes.”

Macbeth added: “If you’re a confident, hyper-local expert, self-employment is a no-brainer.

“Our agents are building personal brands, running micro-businesses, and earning life-changing income – all on their own terms.”

Despite forecasts for a downturn after the Stamp Duty Land Tax (SDLT) reversal, company results and research found the property sector has remained steady.

Landmark Information Group’s Q1 2025 report found completions increased by 30% compared to the last quarter.

However, first-time buyers (FTBs) still faced affordability concerns, with research indicating purchasing power fell by up to £20,000.

Pricing strategy remained important, and agents able to have open discussions with sellers were best placed to complete sales.

Macbeth said: “If you’re still pricing at January’s levels, you won’t sell.

“Self-employed agents have the advantage—they know their client, they know their patch, and they’re there from start to finish. That relationship makes all the difference.”

“The Avocado model offers a bespoke hands-on approach: each client works directly with their agent – who also happens to be the business owner – throughout the entire journey, from valuation to completion.”

He added: “There are no departments. No call centres. Just expert, focused, personal service.”
