Horsforth in Leeds was named the UK’s most underrated commuter town, offering house prices up to 25% below the national average, data from Sell House Fast found.
Horsforth scored highest overall, thanks to its fast commuting times, good school options and vibrant local amenities.
The study ranked towns by affordability, commuting convenience, crime, school ratings, quality of life and house price growth.
Horsforth’s average house price was £328,259, while the average commute to Leeds city centre was just 26 minutes by train.
The area has 22 coffee shops, 65 bars and pubs, and 141 restaurants within five miles.
About 74% of schools were rated good or outstanding by Ofsted, and the local median pay was £31,450.
Rowley Regis near Birmingham came second, with an average house price of £206,009, 23% below the national average.
The train journey to Birmingham takes 21 minutes, and 90% of schools nearby were rated good or outstanding.
Rowley Regis also offers 43 coffee shops, 114 bars and pubs, and 103 restaurants within five miles.
Sutton Coldfield, also near Birmingham, ranked third, with an average house price of £394,443 and a 24-minute train into Birmingham.
The area had 30 coffee shops, 54 pubs, and 103 restaurants within five miles, with 72% of schools rated good or outstanding.
Other towns in the top 10 included Chesterfield, Dronfield, Kenilworth, Hitchin, Newton-le-Willows, Ware and Mossley, all offering a mix of affordable homes and good connections to hub cities.
Data also found that the biggest house price growth over the past 10 years was in Causeway Coast and Glens, Northern Ireland, where prices almost doubled from £101,205 in February 2015 to £201,714 in February 2025.
Salford in the North West saw a 96.4% rise, reaching £221,910, while Rochdale recorded a 92.6% increase.
