East Midlands sees sharpest fall in newbuild instruction prices over past year

New figures show that average prices for newbuild properties being marketed in the East Midlands have fallen by £43,078 in the year to July 2025. The drop takes the average price in the region to £360,193.

The decline was echoed elsewhere in the UK, with instruction prices in the North East down £37,123 to £317,989 and the South West falling £30,826 to £442,397.

Across the UK overall, the average price for a newbuild instruction now stands at £427,143, creating affordability challenges for buyers.

Some regions saw prices rise over the same period. In the East of England, newbuild prices increased by £20,763 to £523,714, while the West Midlands saw a £13,182 rise to £384,443.

The North West also recorded a notable increase of £26,116 to £364,838. London recorded the steepest fall, with average newbuild instruction prices down £122,770 year-on-year to £845,866.

Nathan Emerson, chief executive at Propertymark, said: “Any house price decreases often represent a positive opportunity for aspiring homeowners to progress with their ambitions regarding ownership.

“We have witnessed a noteworthy mix of price fluctuations regarding new build properties in various areas across the UK.

“However, with many mortgage providers typically willing to lend around five times an annual income, there are still substantial challenges to overcome regarding potential affordability for many when looking at average prices regionally regarding new properties.

“Both the UK Government and the devolved administrations have clear cut challenges ahead of them to help ensure house prices are realistic.

“It remains vital than an enhanced flow of new homes reach the market in the areas where they are needed and the prospect of purchasing a home remains a practical ambition for those who aspire to own a home.”
