LendInvest has announced the launch of a new bond offering a fixed 8.25% annual return, payable semi-annually over five years.
The bond, due in 2030, provides retail and professional investors access to a diversified portfolio of UK property-backed loans and represents the company’s fifth bond issue under its £1bn Euro Medium Term Note Programme.
The new issue, LendInvest Secured Income III plc 8.25% Notes due 2030, will be listed on the London Stock Exchange’s Order Book for Retail Bonds and is available via major platforms including AJ Bell, Hargreaves Lansdown and Interactive Investor. The minimum investment is £1,000, with increments of £100.
Backed by institutional investors such as JP Morgan, HSBC and Citigroup, LendInvest manages £5.1bn in funds and has a strong repayment record, having redeemed its previous two matured bonds in full.
The new bonds are secured by a first floating charge over a pool of eligible UK residential, buy-to-let, bridging and development loans originated and managed by LendInvest, with a maximum weighted-average loan-to-value ratio of 77.5%. The bonds carry a partial 20% guarantee from LendInvest plc.

The firm’s proprietary technology, developed over nearly two decades, underpins its underwriting and credit-risk processes, which have supported over £8bn in property lending since 2008.
At the same time, LendInvest is inviting holders of its existing 11.5% 2026 and 6.5% 2027 bonds to exchange their holdings for the new issue.
