Recognise Bank completes £2m bridging loan for Sheffield redevelopment site

Recognise Bank has completed a £2m bridging loan on a derelict commercial site in Sheffield, providing the borrower with funding to prepare the land for redevelopment into eight luxury houses.

The complex deal involved asbestos risks, greenbelt and brownfield constraints, and potential subsidence linked to historical mineral extraction.

The £2.04m facility was agreed at 60% loan-to-value (LTV) on a 12-month term, structured in two stages, pre- and post-planning approval, to fund demolition and site preparation.

The transaction was introduced by Ryan Dixon of GSB Capital Limited, a new broker relationship for Recognise Bank.
