Savills Planning has secured outline planning permission for a major mixed-use redevelopment in Salford, working for Henley Investment Management.
The scheme is set to deliver 3,300 apartments across 10 towers up to 78 storeys, 10,000 square metres of commercial and community space, and a new public park.
Wider public realm and sustainable transport improvements are also part of the plans.
Salford City Council approved the plans for the Regent Retail Park site, which currently has 118,000 sq ft of retail space.
The redevelopment, located near Manchester city centre, will provide 15 retail units totalling 86,000 sq ft.
The apartments will be a mix of types and tenures, with up to 660 affordable homes agreed.
Plans include a revitalised Regent Park and five acres of new public open space.
West Union Park, covering 2.5 acres, will have children’s play areas and a village square for community events and pop-up markets.
Residents will have access to 1,000 cycle parking spaces and 600 car parking bays, with the development aiming to support low-carbon travel and a more walkable, connected neighbourhood.
Brad Wiseman, associate director in the Manchester planning team at Savills, said: “We are very pleased to have secured outline planning permission on what will deliver a sustainable neighbourhood of much needed housing and a renewed local centre for Salford.
“These plans also underline the importance of retail and services for the community, retaining significant enhanced provision that will cater to the needs of local people, while delivering much needed high-quality homes, including a significant proportion of affordable homes, a new park, a village square and community forum.”
