Budgerty launches calculator to simplify property investment modelling

Budgerty has launched an advanced property deal calculator designed to help investors compare multiple investment strategies, model long-term costs and returns, and consolidate project-specific financial data in one place.

The tool complements the company’s existing suite of free calculators and aims to eliminate the need for time-consuming spreadsheets and complex manual formulas.

Budgerty said many online calculators are aimed at typical homebuyers, leaving professional and aspiring investors reliant on complicated spreadsheets or multiple disconnected tools.

Capturing financial data across different worksheets and forms often slows decision-making and fails to highlight the key cost drivers that influence investment outcomes.

The new calculator guides users through data entry and presents results through interactive dashboards, helping them conduct quick sensitivity analysis and assess investment viability.

The launch followed the November 2025 Budget, which introduced a 2% increase to tax on property income across each band, making accurate pre-tax financial forecasting increasingly important for buyers.

The platform allows investors to model more than ten strategies, including buy to let, buy-to-sell-on, rent-to-rent and BRRR, comparing costs and projected profits.

Users can adjust assumptions through cost sliders, select any UK region and tailor inputs for property type, occupancy rate and buying position.

The calculator draws on up-to-date data from Government sources for Stamp Duty and interest rates.

Budgerty has also incorporated features for custom cost inputs, long-term profit projections and portfolio tracking.

Users can save scenarios, generate custom reports and export information to Excel for presentations, record-keeping or communication with lenders, brokers and clients.
