Berkeley Group delivers 46 social-rented homes at Alexandra Gate

Berkeley Group delivered 46 new social-rented homes to London Borough of Haringey at Alexandra Gate, a 12-acre brownfield site in the Haringey Heartlands Opportunity Area. 

The development is turning a former gasholder site into a mixed-use neighbourhood with over 1,800 homes, 125,000 sq. ft of commercial space and 2.5 acres of parks. 

Nearly 900 homes have been completed, including close to 400 affordable properties. 

Facilities now include a community hub, Hornsey Park, with a Co-op store, day nursery and café due to open. 

The scheme has achieved a 152.7% biodiversity net gain and a new walking route cuts travel time to Wood Green station to eight minutes.

A handover event took place on 10th December with representatives from Berkeley and the council. 

Peray Ahmet, Leader of Haringey Council, said: “It was fantastic to visit Bluebell House to see first-hand our 46 new high quality council homes at this important development site. 

“Everyone should have a home that is affordable, safe, warm and comfortable. 

“Handover of this scheme is therefore another significant milestone as we continue our efforts to deliver a new generation of 3,000 council homes by 2031 and turn the tide on the housing crisis.”

Ahmet added: “Working with Berkeley, we are ensuring the new neighbourhood at Alexandra Gate is delivering family-sized council homes which sit alongside beautifully landscaped communal areas and top of the range children’s play areas. 

“Moving into these properties will be a fresh start for local people on our waiting list and I’m excited for their futures.”

Justin Tibaldi, managing director at Berkeley Capital, said: “This handover comes at a time when demand for affordable housing is high and there’s significant housing need across the borough. 

“Delivering 46 homes for social rent is an important step, and it has only been possible through close collaboration with Haringey Council in bringing this complex brownfield site back into use. 

“Alexandra Gate is a long-term regeneration project, and while there is still much more to do, today’s milestone reflects the progress we can make when public and private sector partners work together with a clear shared purpose.”
