LendInvest reported record lending momentum for the year to 31st March 2026, with originations rising 17% to £1.44bn.

The lender’s lowest rates now start at 3.74%.

The lender’s newest proposition will be across 2- and 5-year fixed rate terms, starting at 5.94%.

The company introduced dedicated telephone BDM positions for its lending products, with Josh Beattie and Callum McLaughlin joining the team.

LendInvest has launched a new 8% sterling bond due in 2032, giving investors access to a portfolio of UK property loans while supporting the lender's efforts to broaden funding sources.

The finance was structured at 65% LTGDV over an 18-month term, with the planned exit through selling the units individually.

Leanne Ardron said: "We’re ensuring the speed and flexibility that borrowers need the most, especially in a chain break, capital raise or downsizing scenario."

The facility allowed the borrower to refinance their primary residence and raise capital to expand their property portfolio.

The £3.753m facility will be used to demolish an existing building and replace it with a new build comprising nine apartments on the ground, first and second floors.

Under the agreement, Castlelake will purchase up to £250m of loans, strengthening LendInvest’s funding stack.

As part of the criteria changes, the lender will no longer treat missed payments or defaults on communications and utility accounts as adverse credit.
