Analysis from SimplyPhi’s Q3 2025 Regional Housing Market Report has found that just 1.7% of private rental homes in England are affordable to households relying on Local Housing Allowance (LHA).
New Government data reveals that 1 in 5 families with children in temporary accommodation in England have been there for five years or more, as record numbers of children face worsening housing conditions.
According to SimplyPhi, London had the widest gap between average market rent and LHA in Q2 2025, at £1,349.
The research revealed that if the Government does not unfreeze LHA, private renters would be on average £243 worse off in 2025-26.
