On a monthly basis, prices increased by 0.4%, with the average UK house price reaching £278,880 (not seasonally adjusted).

Nationwide reports annual house price growth unchanged at 1.0% in February, with prices up 0.3% month on month and first-time buyer activity rising in 2025.

Annual growth picked up to 1% in January from 0.6% in December.

FTB activity was around 20% higher than 2024 levels.

Nationwide said the slowdown partly reflected a high comparison base, as annual growth stood at 4.7% in December 2024.

House price growth slowed steadily over the course of 2025, easing from late-2024 levels but remaining positive.

The average UK house price now stands at £272,226, compared with £271,995 the previous month.

Nationwide reports UK house prices rose 2.2% year on year in September, with Northern Ireland leading regional growth at 9.6% and the Outer South East weakest at 0.3%.

On a monthly basis, prices dipped by 0.1% after seasonal adjustment, leaving the average home valued at £271,079, down from £272,664 the previous month.
