For residential mortgages, West One has introduced a new Prime credit tier offering lending up to 90% LTV for borrowers with minor historic or recent adverse credit.

The move gives advisers access to more lenders and broadens the options available for clients with different needs.

The product is available for loan sizes between £150,000 and £1m and only applies to first-charge residential bridging loans.

The maximum loan size eligible for an AVM has risen from £300,000 to £500,000, and the maximum LTV is now 75%, up from 70%.Â

Jason Ruse has been promoted to national account manager, moving from his previous role as regional account manager.

West One cut its residential mortgage rates by 0.55% and buy-to-let (BTL) rates by up to 0.30%.Â

The facility was structured at 65% loan-to-value (LTV) over an 18-month term and secured against a seven-bedroom detached property.

The tool uses Knowledge Bank’s database and covers products including bridging finance, residential, second charge, BTL and commercial mortgages.

The aim is to make the legal process quicker and clearer for people buying homes through Shared Ownership, from the initial application to completion.
